House hunting requires investigation. Look for the comparable value of homes in the area that you want to purchase. Then consider the ARV or after repair value of the property. If you have to invest more money
to repair the home to bring it up to the market value, than the cost of the
home, then this may not be a good investment. Ultimately, you will lose money on
your investment if you choose to sell the property.

Look for a home with a good ARV that requires minimal repair costs. Keeping your repair costs low will help at the time of sale. However, you don’t want to lessen the value of the home by being too
thrifty on the repairs.

In an area where the comparable values are high, you can demand a higher price. In the area where the comparable values are low, you will have to demand a lower cost. Savvy pricing can make or break a deal. You
also do not want your project to sit too long on the market, because you may
ultimately have to lower your price at great risk of losing your profit when
selling.

Has anyone besides me realized the downward spiral our educational system has taken???? Over the last few years, well, since I graced the hallways of someone's highschool, it has gotten worse. We as parents and as teachers, have to take time with our kids to help mold their budding minds. Building their confidence starts with patience. Lets stop putting our kids progress off on their teachers.....you are teachers too parents! When class is over, the teachers are done for the day, but that is where the parents pick up. Do you know the illiteracy rate in your area? In Michigan 18% of adults are at a level 1 literacy rate! What that means is, most of our adults read as well as a elementary school student! 42 million Americans can't read! Yes, that's right.....42 million!!! We must do something about this now! Learning doesn't take a break......I'm still learning everyday of my life (mainly through reading). Pick up a book daily (this goes for children and adults), read to your child, please let them know how important literacy is! I am starting a movement in Detroit, MI on this issue......look or listen out for me!

yep, this is how i am feeling today. is there a mood on here that would describe that feeling???? whatever. today was an icky, yucky day. times get a little rough, days...a little dark.......light at the end of the tunnel??????????  

So, I was fired today, from a horrible job which I didn't like anyway.....nonetheless it was my money source, but I would rather be jobless than miserable. Therefore, BlogDiva is not worried. I must move on and keep things moving! I feel rather creather this day....feel like writing! Good day folks :)
